The Shops at Big Deahl is a three-building housing complex on the Near North Side centered around a public park. The middle parcel, The Seng, is a four-story, 34-unit, 60,800 sf affordable condo building that has a concrete podium with cold formed metal framing for the upper floors. After evaluating several structure options, including precast and wood, the team determined that cold form metal framing was the most economical option.
The building’s income-restricted buyers will be selected by the Chicago Community Land Trust, a nonprofit corporation administered and staffed by the Chicago Department of Housing that seeks to preserve the long-term affordability of homes created through city of Chicago programs, including the Affordable Requirements Ordinance (ARO). The -two-, three- and four-bedroom units come with a deeded ground-floor parking spot and will remain affordable in perpetuity, allowing resident homeowners to build equity.
